Overview
Looking for a career in real estate? Graduates of the Professional Real Estate Option will be prepared to apply relevant skills to create a successful career in a variety of real estate industry positions in both British Columbia, and globally.
This intensive program is designed by real estate professionals and faculty with extensive, practical, industry experience. Instructors are real estate professionals from diverse career backgrounds so you’ll learn the most up-to-date standards of practice, real estate principles, and be proficient with all of the industry standard technology tools. Networking opportunities and events are prevalent with involvement with the BCIT Real Estate Association, where students are able to meet industry professionals and attend real estate industry events. You will also gain real-world experience when you get to consult and work with a real estate company through your capstone Business Consulting Project.
Along with relevant foundational theory, you are introduced to real-world settings and practical experiences that prepare you for ethical, professional service in a range of industry careers including:

Students who graduate from the Marketing Management Program, Professional Real Estate Option will challenge any of the real estate licensing exams. These include:

Graduates of the Professional Real Estate Option will qualify for the educational credential required for their Professional RI designation, which is granted by the Real Estate Institute of British Columbia (REIBC).
The RI designation is the real estate designation of those professionals who have completed a specific education requirement and experience requirement. This designation is granted by the Real Estate Institute of BC (REIBC). A Professional RI designation is granted in recognition of the achievement of rigorous standards of education and experience that guarantee a high standard of real estate knowledge. Only individuals who have met specific qualifications can attain the RI designation and become Professional members of the REIBC.

Open to applications beginning October 1st (or next business day).
All students must complete the first year of the Marketing Management program before continuing to one of the second year diploma options (Entrepreneurship, Marketing Communication, Professional Real Estate, Professional Sales, or Tourism Management).
Entrance requirements
Applicants must meet all entrance requirements and will be accepted on a first qualified basis as long as space remains.
- English: two years of education in English in an English-speaking country with one of the following:
- English Studies 12 (67%) or
- English First Peoples 12 (67%) or
- Acceptable equivalent high school course or
- 3.0 credits of post-secondary English, humanities or social sciences (67%) from a recognized institution
What if I don’t meet these English requirements? - Math: one of the following:
- Pre-Calculus 11 (67%) or
- Foundations of Math 11 (67%) or
- Workplace Math 11 (67%) or
- Other acceptable BC and Yukon courses or
- OPMT 0199 - Math for Business (67%) or
- OPMT 0198 - Business Math Assessment Test (67%)
- Option preference: choose one of the following in your online application:

Options are assigned starting in Level 3 and are not guaranteed. By stating a preference, you help the department plan for capacity. Entry to each option is competitive by GPA and other factors. Where space issues arise, students may get their alternate choice.
Continuation requirements
Midway through the second term of first year, students either confirm or select their first and second choice for the next year of the program. The second-year options are:

Entry to each option is competitive by GPA and other factors. Where space issues arise, students may get their alternate choice.
Recommended for success
- Applicants are urged to attend an information session offered throughout the year. These are free of charge and are open to all to attend. Registration is requested, but not required.
- Strong mathematic skills are required for success in BCIT Business diplomas. Students accepted into this program will be contacted starting in April regarding the completion of a math assessment test. If you score below a 67% on this assessment test, or feel that you would like to upgrade your math skills regardless, you should complete OPMT 0199 or OPMT 0023.
International applicants
This program is available to international applicants. A valid study permit is required prior to starting the program.
Students enrolled in this program must complete the mandatory work component to qualify for graduation. A co-op work permit is required prior to starting the work component.
Transfer credit
Do you have credits from another post-secondary school?
Transfer credit may be granted for courses completed at BCIT or another post-secondary institution where the learning outcomes duplicate those of the BCIT course. As per Admission Procedure 5003-PR1, the department reserves the right to determine the granting of credit where appropriate.
Applications will be accepted up to day 14 of the term; an official transcript and a course outline where appropriate must be provided (or be on file with BCIT) to process the request. A maximum of two courses per level are eligible for credit through this process.

Conditions
You may be eligible to apply to an advanced level of the program through either re-admission or direct entry. Please note that applications are considered based on:
- Complete applications: you must show proof that you have completed (or are registered in) all requirements to be considered.
- Competitive entry: if the number of applicants exceeds available seats, BCIT will accept those deemed to have the best opportunity for success.
- Seat availability: confirmation may not be available until approximately one week before the term begins.
Re-admission
You can apply for re-admission if you:
- were previously admitted to this program and completed part of it at BCIT and
- want to re-enter the program at an advanced level.

It is recommended that you apply when you have met all of the entrance requirements. If you are currently registered in a course, please indicate this on the self-assessment form.
Once your application has been assessed and has been approved for direct entry, a seat must become available in the program you have selected. The Admissions department must wait until the current students obtain their final grades in either December or May to determine how many seats will become available for direct entry applicants.
You are requested to specify your program option preference(s). Option selection will be completed after current level 2 full-time student transfer requests are processed. Notification of option selection will take place in late June. If a seat is not available in your preferred option an alternate option may be assigned. Your requested option cannot be guaranteed at time of application.
In order to maintain a competitive application, it is recommended that you take no more than two courses per term ahead of time. A maximum of two courses per level are eligible for credit. Note that this will not reduce your full-time program tuition.

By working closely with industry professionals, you’ll engage in real-world work experience with the Professional Real Estate diploma program. This gives you the most up-to-date information, skills, and job contacts in a dynamic field to help you secure the rewarding career you want.
Upon successful completion of the program, students will be able to:
Real estate business strategy and operations
- Evaluate and apply proven, fundamental business concepts to the real estate industry.
- Identify and apply successful management and leadership models to a real estate business.
- Confirm the concepts and applications of responsible financial management of a real estate business.
Real estate marketplace
- Create and execute an effective marketing strategy for building a successful real estate business.
- Articulate core legal requirements including basic Canadian legal principles, and BC laws pertaining to real estate industry regulation, tenancy, strata property, contracts, agency, mortgages, property tax, indigenous land, and zoning, relevant to the real property marketplace.
- Demonstrate competent application of professional ethics and codes of business practice, as required in the BC real property marketplace.
- Appraise and evaluate real property in each of the key asset classes, including development opportunities, for the purpose of identifying profitable development sites in forecasted market conditions.
- Recognize and respond effectively to relevant shifts in vital trends within a real estate market.
Real estate practice
- Develop effective, efficient, integrated marketing strategy to harvest profit from a real estate business opportunity in dynamic market conditions.
- Perform financial (including mortgage) calculations in support of financial knowledge relevant for decision-making in a real estate marketplace.
- Master basic, relationship-driven professional sales skills specific to the real estate industry.
- Negotiate enforceable real estate contracts in situations typified by high emotive and complex dynamics, while delivering appropriate fiduciary care to all stakeholders.
- Identify the most profitable approach for a specific real estate investment opportunity, and then demonstrate how to add personal value to the profitable harvest of that opportunity.
- Demonstrate appropriate legal and ethical competence in service of clients and the public, according to the British Columbia Real Estate Council regulations, while carrying out a myriad of professional real estate functions.
- Demonstrate concepts and applications learned during the program, through professional level completion of a live BC real estate market challenge sponsored by an industry partner.
This intense, focused program is renowned in the industry and designed to give you the skills, confidence, and knowledge to begin and accelerate a successful career in professional real estate.
Program length
Two years, full-time
Grading
In order to be eligible to continue into the second year of the marketing management program a student must have successfully completed all required first year courses or equivalencies.
- At the end of first year, students that have failed MKTG 2202, MKTG 2243, and/or any three or more courses not in Marketing will not be allowed to proceed in the program. If a student wishes to re-enter the program, they must complete the outstanding courses and then re-apply to the program.
- At the end of the first year of the program, students that have failed up to two courses not in Marketing may continue in the program if the failed courses are successfully completed at BCIT before term start. If completing the courses at another institution, students must provide proof of registration for the outstanding course(s) no later than 60 calendar days prior to the term start date.
Students described above will be competing for a limited number of remaining seats available in second year options. Their option applications will only be processed once all first year courses are successfully completed, reducing their chances of receiving their first or second choice.

The British Columbia real estate industry licensing requirements are amongst the most rigorous in the world. Graduates successfully licensed in any of these specialties may then be positioned to challenge similar licensing requirements in all other Canadian provinces and many American states.
Additionally, you’ll have the option to apply your course credits toward the completion of your bachelor’s degree. The credits you earned can be applied to studies at a number of other colleges and universities, or specifically toward BCIT’s Bachelor of Business Administration for full or part-time study.

All Real Estate faculty have industry experience at some of today’s leading businesses, bringing their passion for this dynamic industry to the classroom. They’re accomplished in both the real estate and teaching fields, creating a challenging learning platform from which each program graduate can be well-prepared to enter and contribute to this dynamic, demanding multi-billion dollar business field.
Daniel John, Program Head Professional Real Estate
Daniel has over 16 years of industry experience specializing in residential brokerage, land assembly, and development. He is the Chair-Elect at the Real Estate Board of Greater Vancouver and a Past-President at the Real Estate Institute of BC. He holds his professional RI Designation and ICD.D Designation and is a proud graduate of the BCIT’s Professional Real Estate Program and BBA.
Graeme Johnson, Faculty
Graeme is an Executive Vice President with a demonstrated history of working in the real estate industry. Currently, a Principal at Shape Properties (responsible for The Amazing Brentwood), Graeme’s expertise includes Commercial Real Estate, Real Estate Development, Contract Negotiation, Property Management, and Real Estate. Graeme holds a Bachelor of Commerce (BCom) focused in Urban Land Economics from the University of British Columbia.
Marcus Keighron, Faculty
A Senior Vice President at CBRE Limited, Marcus is a graduate of the Marketing Management Commercial Real Estate option at BCIT, with extensive experience in relationship development, negotiations, and market feasibility studies.
Cindy Ball, Faculty
Cindy’s diverse background includes senior marketing and communications roles at large corporations (BC Hydro, Rogers, Nestlé), a start-up, and on the advertising agency side. She also founded and operated 3 businesses: Smart Ass Lingerie, Eat Drink Be Local, and RedCAB Communications. Cindy has a BComm (Honours) from Queen’s and is currently completing a Certificate in Innovation and Sustainability that ladders to the Masters at Harvard Extension School.

Matt has more than 25 years of experience in the market and opinion research industry having worked for large international agencies such as the Kantar Group in the UK and gained a wealth of local agency experience in Vancouver B.C. with Mustel Group. He has designed and executed both qualitative and quantitative research for a wide variety of clients in both the public and private sectors.
